IFSCA Headquarters is located in GIFT City, between Gandhinagar and Ahmedabad offering views of the Sabarmati River on one side and views of the GIFT City on the other. The building is designed to be visibly iconic at an imposing 115m height and 26 floors. It is a timeless, efficient, and sustainable structure that utilizes the maximum development potential of the plot.
Considering the GIFT City Master Plan guidelines such as permissible height, circulation, and landscape area constraints, an efficient floor plate was designed with office spaces and supporting amenities. The structure is oriented to minimize solar heat gain and glare, making it energy efficient. A slim core in the center is designed to give a clear floor plate for the offices and offer 360-degree views of the Sabarmati River and the GIFT City. This central core also helps in systematic distribution of circulation across the high-rise, reducing congestion during peak hours.
The floor plates are designed to have flexible combinations of large, medium, and small office spaces, allowing for efficient accessibility throughout the structure. The central conference centers and other amenities such as multipurpose halls and cafeterias occupy two floors, separating the tenant offices from the IFSCA office floors. The top two floors house pent-offices, VIP floors, an MD office, board rooms, and a sky deck.
Many energy-saving design solutions such as green terraces on refuge floors, fritted glass for curtain walls, and change in the depth and angle of the fins on the façade according to the solar radiation patterns are incorporated into the design. Rainwater harvesting, recycling of water for flushing and irrigation, and solar panels on the rooftop also help in at least a 20% reduction in energy consumption per year. Overall, the IFSCA headquarters is an example of a coherent design for high-rise commercial spaces in terms of visibility, profile, and efficiency.
